Most sanding and finishing projects take 3-5 days to complete. Day 1 involves sanding and preparation work, Day 2 includes stain application (if requested), and Days 3-4 involve applying 2-3 coats of protective finish with proper drying time between coats. Larger areas may take additional days. You can walk on floors after 24 hours but should wait 72 hours before replacing furniture.

Modern dustless sanding systems capture 95-99% of dust at the source, dramatically reducing airborne particles. While some fine dust is inevitable, professional equipment includes powerful vacuum systems attached directly to sanders. We also use plastic barriers to contain any remaining dust and provide thorough cleanup. Older sanding methods created significantly more dust, but today's technology makes the process much cleaner.

Professional sanding removes the damaged surface layer, eliminating most scratches, scuffs, water rings, and surface stains that haven't penetrated deeply into the wood. Very deep scratches or gouges may require wood filler application before sanding. Pet urine stains that have penetrated deeply may require board replacement in severe cases. We'll assess your floors during the estimate and set realistic expectations.

Engineered floors can be refinished if the wear layer (top wood layer) is thick enough - typically 2-4mm minimum. Thinner wear layers may only allow screening and recoating. We'll measure your floor's wear layer during assessment and recommend appropriate restoration methods. Some engineered floors cannot be sanded at all due to construction, requiring alternative restoration approaches.
